36-46 Albert Embankment

36-46 Albert Embankment is a new development in London SE1 by Ocubis and built by the architect Jestico + Whiles

London Borough of Lambeth has resolved to grant planning permission for a landmark 600-room hotel scheme. A residential-led mixed-use scheme, designed by Make Architects, was consented in 2017. Ocubis subsequently instructed architect Jestico + Whiles, a hotel specialist, to progress an application for change of use to a hotel while retaining the previous external architectural design. The scheme consists of two interconnecting 25-storey towers which will offer guests expansive views across the river, the World Heritage site at Westminster and central London. At street level, the entrance to the new hotel will feature a circular triple-height porte-cochere flanked by curated botanical cabinets as well as a new public space next to the hotel.


The scheme for 36-46 Albert Embankment consented in 2017 comprised 166 new homes in two towers and the last remaining Victorian warehouse on Albert Embankment, plus more than 22,000 sq ft of commercial office space, 1,500 sq ft retail and café space.

But in 2019 September, the planning permission sought for: Demolition of all structures associated with the petrol filling station and redevelopment of the site to comprise the retention and refurbishment of Vintage House, the only remaining Victorian warehouse on Albert Embankment, to provide flexible offices and creative workspace.

Vintage House is a Victorian warehouse, the last remaining such building on the Embankment and is therefore a most important reminder of the once bustling industrial and warehousing character of me area.

Richard Scutt, development director for Ocubis, said:

‘The proposals will continue the regeneration of the Albert Embankment by creating a visually stunning mixed-use scheme comprising both private and affordable homes, approximately double the current commercial office space on-site, new public realm and an active street frontage linking the Vauxhall Pleasure Gardens with Albert Embankment Gardens and the Thames.’
