Sitting at the heart of the regeneration area, Nine Elms Parkside is a residential led mixed use scheme of 1,870 units on the site of the Royal Mail sorting offices.

Structured as a series of perimeter blocks with taller elements of 23 storeys, the scheme is set around the new Nine Elms Linear Park.

Located at the former Royal Mail depot in the Battersea Nine Elms regeneration area, the Nine Elms Parkside will consist of 641,000 sq ft of residential space across two buildings, providing a mix of studios, one, two and three-bedroom apartments for rent, as well as 25,000 sq ft of best-in-class tenant space and 25,000 sq ft of retail.

First homes are expected to be ready in 2022 with full completion expected in 2024. The development will provide leisure, cultural and retail uses as well as a new primary school.

The commission achieved outline planning consent accompanied by parameter plans and design codes. The design includes the most substantial part of the linear park, the green basin, which will be implemented in advance of most of the buildings.

A critical aspect of this is coordination with the linear park as it passes through neighbouring developments, including integration of design language, movement, SUDS and environmental quality generally.

The proposed development comprises of 262 residential apartments located within three 11 to 13 storey buildings that share use of a communal courtyard on a First Floor podium. The scheme has a small basement for plant, with car parking, cycle storage and refuse stores located on the Ground Floor.

Building A faces East, creating a civic backdrop to the Linear Park, with a double height ‘Cultural Anchor’ located on the Ground Floor. Building B runs along the north west elevation, also facing onto the Linear Park. Building C connects to the south west façade of Building B, creating an L-shaped form which frames the communal courtyard.
