

La Moraleja
La Moraleja is an affluent residential district of Alcobendas municipality in northern Community of Madrid, Spain, in the Madrid metropolitan area; located next to El Soto and El Encinar de los Reyes. The Spanish version of Beverly Hills, it is home to some of Spain’s wealthiest people with sprawling mansions and several luxury golf courses such as La Moraleja Golf Club Madrid. It is Madrid’s residential area par excellence, close to the city centre, offering the highest quality of life.
Its reputation as a luxury estate originates, in part, from the many famous people who have chosen it as their place of residence. Its strategic location, as well as its high level of security – with its own security team and many gated communities – and selection of private schools, plus many leisure, sport and health facilities, have made La Moraleja a residential bench-mark in Spain. Educational institutions include King’s College, Runnymede College and International College Spain. The Real Madrid training ground is nearby.

Golf La Moraleja is the largest golf club in the country and the largest inner-city club in Europe. In 1946 the management plan for La Moraleja was developed as a residential complex of a garden city on 589.98 hectares in the municipality of Alcobendas, 5.72 in Fuencarral and 9.33 in Hortaleza, today Madrid. It is a naturally preserved nucleus different from its surroundings, in which more than 70% is green area, whose valuable original characteristics of the Mediterranean forest try to preserve its inhabitants.
The housing typology of the complex as a whole is the isolated single-family and eight sets of urbanization areas with semi-detached, semi-detached and independent villas located in the eastern area. The maximum occupancy of the building is 10% of each plot in the central and southern areas, and 20% in the eastern area. Of the remaining land, only 10% can be transformed into a garden and the rest must respect the natural characteristics of the mountain.
